Privacy Policy

1. Overview and Scope

TerritoryIQ, a service of Hilbert Systems LLP ("TerritoryIQ," "we," "us"), provides property-level analytics and opportunity scoring to roofing contractors and related trade professionals ("Customers"). We build these reports from publicly available government records, open geospatial and weather datasets, and our own proprietary modeling — not from a resale of confidential consumer data.

This Privacy Policy explains what information we collect, how we use it, how long we keep it, and the choices available to property owners and site visitors. It applies to territoryiq.io, our reporting platform, and the reports we generate. It does not apply to the independent government offices, agencies, or datasets we draw on as sources — each of those is governed by its own privacy practices.

2. Information We Collect

A. Information You Provide to Us

When you request a report, create a company profile, or contact us, we collect information you submit directly, such as your name, email address, company name, job title, phone number, and the property address or territory you are researching.

B. Public Property and Government Records

Our reports are built primarily from information that is already publicly available through government sources, including county assessor records, public permit records, publicly available geospatial (GIS) parcel data, and public weather and storm-event datasets. These records may include a property's address, parcel identifiers, assessed characteristics, building age, permit history, and — where publicly disclosed by the recording government office — the name of record associated with a specific parcel.

We treat this as public-record information about a property that we organize and present for research purposes, not as private information we have collected about an individual.

C. Aggregate Neighborhood and Market Context

Some reports include neighborhood- or area-level context drawn from aggregate public data sources such as the U.S. Census Bureau. This information is presented only at the neighborhood, tract, or ZIP-code level. We do not use it to identify, describe, or infer characteristics about any specific individual, household, or protected class, and we do not attach it to an individual owner's name.

D. Derived and Modeled Indicators

Certain fields in our reports — such as roof-age estimates, opportunity scores, storm-exposure rankings, and occupancy indicators — are generated by our own analytics and modeling rather than copied directly from a government record. These are estimates, not verified facts. Section 6 below describes our occupancy-indicator practices specifically.

3. How We Use Information

We use the information described above to:

• Generate and deliver the reports a Customer requests;
• Operate, secure, and improve our platform;
• Communicate with Customers about their account or requested reports;
• Send Customers service updates and occasional marketing communications about TerritoryIQ, which they can opt out of at any time via the unsubscribe link in any such email;
• Develop and refine our proprietary scoring and modeling; and
• Comply with legal obligations and respond to suppression or restricted-address requests (Section 7).

We do not use this information to build individual consumer profiles for credit, insurance, employment, tenant-screening, or other eligibility decisions, and our reports may not be used for those purposes. See our Terms of Service for the corresponding contractual restrictions on our Customers.

4. What Our Reports Are Not

To be clear about the nature of our product:

• Our reports are not consumer reports under the Fair Credit Reporting Act and may not be used for credit, insurance, employment, housing, or similar eligibility decisions.
• Our reports are not roof inspections, home inspections, appraisals, surveys, insurance claim determinations, or legal opinions.
• Our scores and rankings describe a property, not a person — they are not statements about any individual's finances, character, intent, or eligibility for anything.
• Our reports do not confirm storm damage, roof condition, or an owner's intent to sell or make an insurance claim; they identify properties that may warrant further research or field inspection.

5. Public Record Sources and Attribution

Where our reports incorporate data derived from government or open-data sources — including county assessor and permit offices, state geospatial programs, the National Oceanic and Atmospheric Administration (NOAA), and the U.S. Census Bureau — that data may be modified, summarized, or combined with our own analytics. Our reports are not official government records and are not endorsed, certified, or approved by any county, state, or federal agency, or by NOAA or the Census Bureau. Source information may become outdated, incomplete, or inaccurate after the date it was collected, and should be independently verified before being relied upon.

6. Owner Information and Occupancy Indicators

Owner name, where displayed, is drawn from a public government record associated with a specific parcel. It is not independently investigated by us and may be incomplete or out of date.

We separately generate a modeled occupancy indicator (for example, an estimate of whether a property appears to be owner-occupied). Where possible, we prefer to display the underlying public-record basis for that indicator (such as a homestead deduction on file with the county) rather than our own inference. Where we do display a modeled indicator rather than the underlying record, we label it as a modeled estimate, not a verified fact.

Neither the underlying record nor our modeled indicator may be used by a Customer for insurance underwriting, occupancy verification, lending, tenant screening, or fraud investigation — our Terms of Service prohibit these uses contractually.

7. Restricted Addresses and Suppression Requests

Indiana law (IC 36-1-8.5) allows certain individuals — including judges, law enforcement officers, domestic violence victims, and certain public officials — to request that a county government withhold their home address from public property websites. Where a public source we rely on reflects that an address has been restricted in this way, we suppress the associated owner name from our reports and do not reintroduce it from an older snapshot of that source.

If you believe your property or owner information should be suppressed from our reports — whether because you qualify for address restriction under Indiana law, because your address is restricted under a comparable law in another state, or for any other reason — you may submit a request to contact@territoryiq.io. We honor suppression requests from individuals identifying as covered under an applicable restricted-address law immediately and without requiring proof of eligibility. We review other suppression requests promptly and will confirm the outcome to you.

8. How We Share Information

We share report content with the Customer who requested it, subject to the usage restrictions in our Terms of Service. We do not sell personal information to data brokers or unrelated third parties. We may share information with service providers who help us operate our platform (for example, hosting and email delivery providers), under contractual confidentiality obligations, and as required by law or legal process.

9. Data Retention

We retain user-submitted information for as long as reasonably needed to provide our services and to comply with legal, accounting, or reporting obligations, after which it is deleted or de-identified. Suppression requests are retained indefinitely so that they continue to be honored in future reports.

10. Cookies and Analytical Tools

We use functional cookies to save user preferences, protect against form abuse, and understand aggregate traffic patterns. These analytics are aggregated and anonymized where possible. You can configure your browser to block cookies, though some interactive elements of our dashboards may be restricted as a result.

11. Data Security

We use reasonable administrative, technical, and physical safeguards designed to protect information in our systems. No system is completely secure, and we cannot guarantee absolute security.

12. Your Rights and Choices

Depending on your state of residence, you may have rights under applicable privacy law (such as the Indiana Consumer Data Protection Act) to access, correct, or request deletion of personal information we hold about you, or to opt out of certain processing. To exercise these rights or to submit a property-suppression request, contact us using the information in Section 14.

13. Changes to This Policy

We may update this Privacy Policy from time to time. Material changes will be reflected by updating the "Last Updated" date at the top of this page.
